An overlay is a great option when damage is surface-level—minor cracking, roughness, or fading—and the underlying base is still structurally sound. A full replacement is needed when there’s widespread alligator cracking, significant potholes, drainage issues, or base failure that a new layer alone can’t fix. At Ambrose Asphalt, we’ll assess your lot and give you an honest recommendation based on what will serve you best long-term.

Absolutely. We understand that your parking lot is essential to your daily operations, and we work hard to minimize disruption to your customers and staff. Our crews can schedule work during evenings, early mornings, weekends, or in phased sections so that part of your lot remains accessible at all times. Project timelines vary based on the lot size, scope of work, and weather conditions. A standard resurfacing or overlay project for a mid-sized parking lot can often be completed in one to two days, while a full replacement or larger site may take several days to a week. We’ll give you a clear project timeline upfront before any work begins, so you can plan accordingly. Once paving is complete, freshly laid asphalt typically needs 24–48 hours before it’s ready for regular traffic.

Most commercial parking lots should be sealcoated every 2–3 years, depending on traffic volume, sun exposure, and climate. Sealcoating protects asphalt from UV rays, water penetration, and oil or chemical spills — all of which break down the surface over time. Staying on a regular sealcoating schedule is one of the most cost-effective ways to extend your pavement’s life and delay the need for more expensive repairs or replacement.

In Ohio, the ideal paving window is late spring through early fall (May–October), when ground temperatures are consistently above 50°F — the minimum needed for asphalt to bond and cure properly. Late spring and early fall tend to be the sweet spots, offering good conditions without the peak summer scheduling rush. If your lot needs attention heading into winter, we can discuss temporary repair options to protect it until full paving is possible.

Commercial asphalt paving typically ranges from $3 to $7 per square foot, depending on the lot size, scope of work, site conditions, and current material prices. Additional services like grading, drainage improvements, or striping will affect the final price. The best way to get an accurate number is an on-site estimate. For most commercial parking lots, asphalt is the more practical choice. It costs significantly less upfront, is faster to install, and is much easier and cheaper to repair. It also handles Ohio’s freeze-thaw cycles better than concrete, and lots can reopen within 24–48 hours of paving. Concrete can make sense in specific situations, but for the majority of commercial properties, asphalt delivers better value from day one.
